Getting Started

How do I get started with a construction project?

Simply contact us through our website form, call us at 928-303-1089, or email Ernie@exdllc.com. We'll schedule a free consultation to discuss your vision, budget, and timeline. From there, we'll provide a detailed estimate and project plan.

Do you offer free estimates?

Yes! We provide free, no-obligation estimates for all projects. We'll visit your site, discuss your needs, and provide a detailed written estimate with line-item pricing. There's no pressure—take your time to review and compare.

What areas do you serve?

We serve all of Mohave County, Arizona, including Kingman, Bullhead City, Lake Havasu City, Golden Valley, and surrounding areas. We've been building in this region for over 45 years and know the local terrain, climate, and building codes intimately.

Are you licensed and insured?

Absolutely. We're licensed by the Arizona Registrar of Contractors (ROC #239577, #254527, #266187), fully bonded, and carry comprehensive liability insurance. As an owner-operated business, we handle projects directly. We can provide proof of insurance upon request.

Project Timeline & Process

How long does a typical construction project take?

Timelines vary by project type: Custom homes (8-12 months), Kitchen remodels (4-8 weeks), Bathroom remodels (2-4 weeks), Commercial buildings (6-12+ months), Renovations (2-4 months). Design and permitting add 2-4 months to most projects. We provide detailed schedules during the estimate phase.

What causes construction delays?

Common delays include: weather (monsoons, extreme heat), permit processing, material shortages, unforeseen site conditions (bedrock, utilities), and scope changes. We build buffer time into schedules and communicate proactively if delays occur.

How often will I receive project updates?

We provide weekly progress reports with photos for residential projects and bi-weekly updates for larger commercial projects. You'll have a dedicated project manager's direct phone number for questions anytime. We also schedule regular in-person meetings at key milestones.

Can I make changes once construction starts?

Yes, but changes affect timeline and budget. We document all change orders in writing with updated cost and schedule impacts before proceeding. Minor changes are usually manageable; major changes may require re-permitting.

Costs & Payment

How much does construction cost in Mohave County?

We offer competitive, fair pricing for quality construction: Custom homes ($150-$250+ per sq ft), Kitchen remodels ($15k-$80k+), Bathroom remodels ($10k-$25k), Commercial construction (varies by use). Our estimates are upfront and honest—we don't lowball to win bids and then profit from change orders. We provide detailed estimates tailored to your specific project and budget.

Do you require a deposit?

Yes. We typically require a deposit of 10-20% to secure your project slot and order initial materials. Payment schedules are milestone-based: you pay as work progresses. Final payment is due upon completion and your satisfaction.

What payment methods do you accept?

We accept cash, checks, credit cards, bank transfers, and can work with construction loan draws. For larger projects, we coordinate directly with your lender to streamline the payment process.

Do you offer financing?

While we don't provide financing directly, we work with several local lenders who specialize in construction loans, home improvement loans, and commercial financing. We're happy to provide referrals and documentation needed for loan applications.

What if the project goes over budget?

We don't rely on change orders to make a profit—our estimates are honest and comprehensive from the start. We provide detailed estimates with built-in contingencies for unexpected issues. If unforeseen problems arise (hidden damage, soil issues, etc.), we document them immediately, explain the situation, and get your written approval before proceeding with additional work. Our goal is to deliver on our original estimate.

Permits & Regulations

Who handles permits and inspections?

We handle all permit applications, inspections, and regulatory compliance. This includes building permits, electrical permits, plumbing permits, mechanical permits, and final occupancy permits. You'll be informed of inspection schedules but we manage the process.

How long does permitting take?

In Mohave County, permit approval typically takes 2-6 weeks depending on project complexity and jurisdiction workload. We submit complete, code-compliant plans to minimize delays and back-and-forth revisions.

What if my project fails inspection?

It's rare, but if it happens, we correct the issue immediately at no additional cost to you (assuming it wasn't caused by a change you requested). We have an excellent track record of first-time inspection passes due to our attention to code compliance.

Do I need HOA approval?

If your property is in an HOA, yes. We help prepare HOA submittals with architectural plans, material samples, and color schemes. We've worked with most HOAs in Mohave County and understand their requirements.

Materials & Design

Can I choose my own materials and finishes?

Absolutely! We encourage client involvement in material selection. We can guide you to our trusted suppliers, provide samples, and offer recommendations based on budget and durability. For design-build projects, we collaborate with you throughout the selection process.

Do you work with my architect or designer?

Yes! We work seamlessly with your chosen architect, designer, or engineer. We can also connect you with trusted professionals if you need design services. Clear plans make for smooth construction.

What materials work best in the desert climate?

Desert construction requires UV-resistant materials, thermal mass for temperature regulation, and monsoon-resistant roofing. We recommend stucco or fiber cement exteriors, reflective roofing, impact-resistant windows, and drought-tolerant landscaping. We've learned what lasts through 45+ years of local building.

Do you use eco-friendly or sustainable materials?

Yes! We offer energy-efficient options including spray foam insulation, low-E windows, tankless water heaters, LED lighting, and solar panel pre-wiring. Many clients choose sustainable materials for long-term savings and environmental benefits.

During Construction

Can I stay in my home during a renovation?

Most clients do! We use dust barriers, maintain access to essential areas (kitchen, bathrooms), and schedule disruptive work with advance notice. For whole-home remodels, some clients temporarily relocate for 2-4 weeks during the most intensive phase.

How do you protect my property during construction?

We use floor protection, dust barriers, and designated material staging areas. Crews are trained to minimize disruption, park in designated areas, and clean up daily. We treat your property with the same respect we'd want for our own homes.

What if I'm not happy with something?

Communication is key. If something doesn't meet your expectations, tell us immediately. We conduct regular walkthroughs and address concerns in real-time. Our goal is your complete satisfaction—we don't consider a project done until you're thrilled.

What happens if there's damage to my property?

While rare, accidents happen. We carry comprehensive liability insurance. Any damage is documented, reported to insurance, and repaired promptly at no cost to you. Our safety protocols and experienced crews minimize risk.

After Completion

Do you offer warranties?

Yes! Per Arizona Registrar of Contractors requirements, we provide a 2-year warranty on workmanship and an 8-year warranty on structural elements. Many materials (roofing, windows, appliances) come with manufacturer warranties of 5-25 years. We provide all warranty documentation and help coordinate any warranty claims.

What if I have issues after the project is complete?

Contact us immediately. We stand behind our work. If it's a workmanship issue within the warranty period, we'll fix it at no charge. Even outside warranty, we're available for service calls, repairs, or future projects—our relationship doesn't end at completion.

Will you help with future additions or modifications?

Absolutely! Many clients return for additions, upgrades, or new projects. We maintain project records and are intimately familiar with our previous work, making future modifications smoother.

Safety & Quality

How do you ensure job site safety?

We maintain OSHA-compliant safety protocols including daily site inspections, proper equipment, PPE requirements, and regular safety training. Our safety record is spotless. A safe job site is a productive job site.

Are your subcontractors licensed and insured?

Yes. We work exclusively with reputable, licensed subcontractors who carry their own insurance. Many of our subs are locals who grew up right here in Mohave County—graduates of Kingman High, Mohave High in Bullhead City, and Lake Havasu High. They know this community because they're part of it. We don't work with unlicensed or uninsured subs—it's too risky for you and us.

How do you ensure quality control?

Regular site inspections, adherence to architectural plans, code compliance checks, and quality materials. We inspect work at each phase before moving to the next. Our reputation depends on quality—we never cut corners.
